Atlantic Crossing Partners LLC is focused solely on the investment opportunities presented by acquiring financially distressed standalone multi-unit residential properties on or near waterfront locations on the US East Coast.

Our business plan is based on sourcing off-market high-end residential multi-unit, townhouse and condominium complexes at substantial discounts to current fair market value and well below replacement cost, while we simultaneously raise a pre-determined amount of capital from qualified investors for individual projects. We will then apply our turnaround expertise to add value by completing and improving the project and leasing-up vacancies where appropriate for medium-term income.

Finally, as the broader market returns to a cyclical and demographically-driven recovery, we will choose the optimum timing, pricing and marketing plan to bring our properties to market by continuously monitoring quantifiable market-cycle trends, exiting into an established recovery when demand again surpasses supply, by targeting approproate, mature buyers from the U.S., Canada, Latin America and Europe, who are in a position to buy with all cash or less than 50% financing.

We believe in the cyclical nature of income-producing hard assets like real property. We also believe that the current historic low point in this cycle represents a significant opportunity for patient investors. Using our experience to apply carefully targeted research, hard data and real-time knowledge of this particular cycle in specific, highly desirable markets from coastal South Florida through Connecticut, we can best position our fund in the path of potentially attractive investment returns.
